In the heart of the Sandton business district this state of the art mixed use development will provide 17,000m2 of office space, a 288 bed hotel and restaurant facilities.

Both office and hotel which will be two separate buildings constructed on top of a single underground basement structure.

The location of 114 West will be in close proximity to the Sandton Gautrain station, the newly launched BRT Vaya Rea and Sandton CBD. Access can be gained to both offices and the hotel through their respective entrance lobbies from West Street.

The building will incorporate a variety of “green” design features. Energy efficient lighting, a high tech thermal envelope and responsible approaches to water usage and recycling. The development will also be equipped with standby power which will be upgradeable to fully power the building in the event of outages.

Each office floor will consist of 1642m2 and are designed with the tenants’ flexibility in mind. The structural grid is set at 8.4 m in both directions which provides large column free spans for efficient space planning.

Completion is due in early 2011, with office space at R170p/m2 and the restaurant component at a R260p/m2.
